Pre-Purchase Home inspection for buyers

  • We provide detailed reports with full color pictures.

  • We offer an eight hour turn around for our reports, delivered to our clients via email.

Builder’s Warranty Inspection (1-year Inspection)

If you have purchased a new home within the last year there is likely a one year builder’s warranty attached to your purchase. We look for defects and potential issues that you can bring to your builder’s attention. Many of which may be covered by the builder’s warranty. 

  • Often times builders will not contact you about the expiration of your warranty. It is important that you schedule an inspection of your property at least one month before the expiration of your warranty and contact your builder to get the process started. 

  • If we performed your initial inspection we offer a 10% discount on your warranty inspection. 

  • Our inspector will spend between 1.5 and 2.5 hours on site. 

  • We provide detailed reports with full color pictures.

Home Maintenance Inspections

Proper home maintenance is essential a for safe and healthy home. It is important to maintain and service your home to ensure the longevity of the home. Home maintenance allows us to be aware of potential problem areas before they create bigger problems. Radon Inspections

Radon gas is a cancer causing radioactive gas that you can not see, taste or smell. Radon is the second leading cause of lung cancer in the United States. The EPA recommends that all homes should be inspected for potential radon gas in order to limit exposure. Carolina Pines Inspections offer the testing of Radon as an add-on or stand alone service. 

  • Is your home equipped with a radon mitigation system?

  • Our testing services offer a 48-72 hour on-site testing.

  • We use a passive radon spectrometry, which is accurate to +/- 20%.

  • Our reports will be delivered via email within one day after the completion of the testing.

Mold and Moisture Inspection

Moisture intrusion is the most common problem that homes endure. Even small leaks can cause mold, structural damage and indoor air quality issues. Identifying moisture intrusion before it creates larger problems is the main goal. Carolina Pines Inspections will perform an inspection of the common mold areas of a home including attics, crawlspaces, kitchen, bathrooms and HVAC. 

  • Report will be delivered via email within 2 days of the completion of the inspection

  • Includes 2 air samples and/or direct organic growth samples

  • The inspector will be onsite for 1-2 hours

We understand that Realtors are busy and we value our client’s and your time. We will help in any way that we can throughout the inspection process. We don’t just work for our clients but also work for our client’s Realtor.

  • We offer reports within 8 hours of the completion of the Home Inspection.

  • We work when you work Monday – Saturday. 

  • We offer our clients the ability to pay at the time of closing. 

  • We have access to TMLS and Showing Services.
